Sunrise Ranch 55 and Older Community Terms and Conditions
1. Purpose and Scope:
These terms and conditions are established to govern the conduct, rights, and responsibilities of residents and visitors of Sunrise Ranch, a 55 and older community, in accordance with local, state, and federal laws.
2. Eligibility:
Residents must be aged 55 years or older to qualify for residency within Sunrise Ranch. Exceptions may be granted under specific circumstances, as permitted by applicable laws.
3. Lease and Rental Agreements:
Residents will be required to enter into a lease or rental agreement with Sunrise Ranch Management. This agreement will outline the terms, conditions, and rental fees associated with residency.
4. Community Rules and Regulations:
Residents and visitors are expected to adhere to community rules and regulations established by Sunrise Ranch Management. These rules may include guidelines related to noise levels, common area usage, pet policies, and other community-specific guidelines.
5. Maintenance and Repairs:
Residents are responsible for maintaining the interior of their units, including plumbing, electrical, and appliances. Sunrise Ranch Management will be responsible for common area maintenance and external maintenance.
6. Community Dues and Fees:
Residents may be required to pay monthly, quarterly, or annual dues and fees to cover the cost of community amenities, maintenance, and services.
7. Guest Policy:
Residents are allowed to have guests, but extended stays or frequent visits may be subject to management approval. Guests are expected to adhere to community rules during their stay.
8. Amenities and Services:
Sunrise Ranch may offer various amenities and services, which may include a clubhouse, fitness center, pool, and more. Access to these amenities may be subject to additional fees or restrictions.
9. Pet Policy:
If pets are allowed, Sunrise Ranch will have specific rules and regulations related to pet ownership, including breed restrictions, leash requirements, and cleanup responsibilities.
10. Termination of Residency:
Sunrise Ranch Management reserves the right to terminate a resident's lease or rental agreement in accordance with applicable laws and the terms outlined in the individual agreement. Grounds for termination may include non-payment of fees, repeated violation of community rules, or other justifiable reasons.
11. Dispute Resolution:
Disputes between residents and Sunrise Ranch Management will be resolved in accordance with applicable laws and the terms of the lease or rental agreement.
12. Changes to Terms and Conditions:
Sunrise Ranch may update these terms and conditions from time to time. Residents will be notified of any changes, and the most recent version will always be available for review.
